Modern Condo Renovation

Overview...

This empty-nester couple was downsizing from a large two-story home to a condo, and wanted to have it updated prior to moving in. At the time, the condo had builder-grade materials and finishes, and was not an inviting or invigorating space. It had great structural bones, however, and amazing potential! The client's goal was to update the kitchen and baths, add new flooring and paint throughout, replace all lighting fixtures, and create a feature fireplace wall. They did not want to move in until the work was completed, so we were in a tight time frame to complete the project. They stated they liked Transitional and Modern styles utilizing a neutral color palette with pops of color. Their goal was to create a calm, informal space with clean lines and an open feel.  My husband and general contractor, Tom of Horizon Home Improvement, and I were able to complete the renovation within their time frame and budget, and over-delivered on the wow!

Like most projects it isn't pretty, but it's a start!

While this condo presented good bones and an open feel to the entry and living room, the clients felt the finishes looked tired and dated, and the home lacked personality. They wanted to interject their style into the home so it was more reflective of them as a couple, but felt overwhelmed as to where to start and how to bring their vision to life. They looked to me to help them redesign the kitchen and bathrooms, and make material selections and coordinate with the contractors as efficiently as possible since they were waiting to move in until the project was complete.

​The kitchen was very dated with cabinets that did not have full-extension soft-close drawers. The position of the refrigerator created a dark corner that was difficult to access, and the thirty-inch-tall wall cabinets did not utilize the vertical space in the room. The appliances were original to the home and had yellowed, and the client wanted a gas cooktop instead of the electric one that came with the home. They wanted to replace the laminate countertops them with stone and update the backsplash to something more impactful. They wanted to replace the mirrored dining room wall with drywall, and create a feature wall for the fireplace. The living room, stairs and bedrooms had old carpeting and the rest of the main level had 2.5" wood plank flooring they wanted to replace. The primary bath and powder room also needed to be updated with all new tile, vanities and lighting. the light fixtures throughout the home were traditional is styling with a brass finish, and they wanted to replace all of them with something modern. All of the doors and trim were to be replaced and all walls needed to be painted. The clients were overwhelmed by the size of the project and looked to me to help them make their material selections, design a new floor plan for the kitchen, design a fireplace feature wall and coordinate the renovation with tradespeople.
